Substantial resources have been invested to maintain the fine quality of building services and systems required by tenants on an everyday basis. Some of these services, systems and amenities are outlined below:

The Atrium Gardens:
Skylit, with access through four public entrances, the Atrium gardens offer beautifully landscaped scenery, as well as tenant services such as a number of fine specialty shops ranging from food service establishments to two full-service bank branches, ATMs, Starbuck’s, an optometrist, barber/salon, and a sundry shop.

Conference Center:
Tenants may use four conferencing facilities located on the Third Floor. Each conference room offers audio/visual capabilities and can comfortably accommodate approximately 50-80 persons. Use of the conference rooms is subject to availability, prior scheduling and a fee. Each room, upon request, can be configured as needed.

Food Court/Banquet Service: Conveniently located in the First Floor lobby are Starbucks and Critic’s, offering breakfast and deli options and, on the Second Floor, a convenience/snack shop.
Banquet facilities on the Third Floor are also available. Both corporate and personal functions can be accommodated (offering full-service catering for a variety of occasions.)

Fitness Center:
A state-of-the-art fitness center is located on the Building’s Third Floor which is professionally staffed and managed.
Cybex and Life Fitness equipment are featured along with Stairmaster machines, treadmills and an aerobic room in addition to massage therapy. Also available is “Cardio Theater”, which offers users audio and video service while using the fitness equipment. There are locker rooms with showers as well. The center is available at reasonable monthly rates, based on either individual or corporate membership programs.

Parking:
200 Public Square offers a 757-car parking garage attached to the building and is operated by Standard Parking. Two elevators serve patrons from the Garage Lobby, which is protected from the elements and accessed from the first level of the Atrium. Monthly parking contracts are available from the garage operator. Guest validation is also offered.

HVAC System:
The building’s HVAC system utilizes variable volume control boxes (VAV) with approximately one box per 1,000 square feet, providing ease customizing the system to the tenant’s specific needs. Normal service hours are from 8:00 am to 6:00 pm Monday through Friday, and from 8:00 am to 1:00 pm on Saturday. After-hours HVAC service is available upon prior notice at the prevailing building rates.

Elevators:
Tower and Atrium tenants are served by 36 high-speed elevators (1,000 feet per minute) and 10 escalators. A separate public passenger elevator connects to the first and second levels for handicapped access to the Tower Lobby. There are two freight elevators with ceiling heights of approximately 19 feet.
The high-speed passenger elevators are electronically controlled by microprocessors, which compute the most efficient route to answer the calls. Sensors calculate full elevator loads and will avoid needless stops at other floors. The wider than average doors have electronic detectors to assure passengers clear passage.

Telecommunications:
200 Public Square offers advanced telecommunications services throughout the building. Dual risers service 41 floors of office space and are managed by a proprietary telecommunications riser management company to protect integrity for all tenants. All riser work must be scheduled and contracted through this company.

Life Safety:
The building is fully sprinkled and has a state-of-the-art life safety system. All systems are monitored 24 hours per day.

Security:
200 Public Square provides manned security 24 hours/7 days per week with closed circuit cameras comprising a high security environment. Building access is controlled by card-key. All tenants are issued an ID badge for identification to gain access to the office Tower. All visitors are required to sign in and show identification. Security officers are available 24 hours/7 days per week to escort building tenants to the Parking Garage. Keys are issued to all building tenants for suite entrance and restrooms. There are periodic fire drills with full evacuation along with pre-drill meetings with designated floor wardens. Each elevator is equipped with a two-way intercom system which communicates directly with the Fourth (4th) Floor Security Office.

Janitorial:
Class A five-day-per-week “green” cleaning services are included in the rent. Additional services are available at market rates.

Current Building Tenants:
200 Public Square is the worldwide headquarters for several tenants and contains the only “blue chip” tenant roster within the Cleveland area. Major tenants include: Accenture, Cliffs Natural Resources, Dix & Eaton, GSA Health & Human Services, Huntington National Bank, Marsh USA, Morgan Stanley/Smith Barney, Northern Trust, PriceWaterhouse Coopers, Robert W. Baird Company and Wells Fargo. Additionally, several of the region’s largest law firms are located within the building including: Benesch, Hahn Loeser and Taft, Stettinius & Hollister.
